Project 1 – Turnkey purchase for an American couple (Marais, Paris 3e)
Our customers were looking to invest in Parisian real estate with a view to building their assets, with the aim of using the property on a one-off basis and the need for full remote management.
We identified a bright, well-appointed 45 m² one-bedroom apartment in the Marais district, in an old condominium in good condition.
The search was for a property combining charm, functionality and a central location, to offer the customer a comfortable, long-lasting pied-à-terre in a lively, sought-after district. The chosen property, located in a quiet street in the Marais district, boasts a number of assets that are rare in this segment: pleasant exposure, optimized floor plan with no loss of space, and authentic features (parquet flooring, exposed beams). The old, well-maintained building, with low service charges, was also an important criterion for a non-permanent use.
- The property was acquired for 6% less than the advertised price, thanks to an accurate assessment of the market.
An in-depth study of recent sales in the area enabled us to position the property at the right price, taking into account its condition, exact location and potential use. We then embarked on a structured negotiation, based on concrete elements such as the work to be carried out, the history of sales and the state of the co-ownership. This approach resulted in a significant reduction in the asking price, reinforcing the purchase value of a quality second home.
- The entire process was managed remotely: coordination with notaries, banks and administrative procedures.
As the customer was living abroad, we provided full support from the promise to purchase to the final signature, liaising with the various parties involved: notary, bank broker, property manager and insurer. Thanks to a fluid organization and regular exchanges, the project went ahead without the need to travel, with the guarantee of rigorous follow-up. All the formalities were taken care of, on time and with complete transparency.
- Result: acquisition completed in 8 weeks. The customer was able to complete his project without having to travel.
Project 2 – Complete renovation of a main residence (Paris 7e)
This American couple with 3 teenage children called on us to find and renovate a 150 m² Haussmann apartment to make it a modern, comfortable place for the whole family to live, while preserving its original character.
- A new distribution of spaces was proposed, with the creation of an open-plan kitchen, two bathrooms, an office and custom-made storage.
The project began with a technical audit and listening to the needs of the couple, who wanted to adapt the apartment to a comfortable family life, without giving up the character of the old building. We redesigned the layout to make better use of the space, partially decompartmentalizing the living room and kitchen to create a convivial living area, adding a second shower room for greater practicality in everyday life, and creating a discreet but bright office space. The storage units, integrated into the corridors or concealed in the furniture, were custom-designed to preserve the elegance of the lines and avoid clutter.

The work was carried out by an architect and a network of trusted craftsmen specialized in renovating old Parisian properties. As soon as the plans proposed by the architect had been validated, we secured the estimates and established a clear schedule. Site supervision was carried out regularly (weekly visits, quality control, technical adjustments) and documented in detailed reports in French and English, keeping the couple fully informed at every stage, despite a busy schedule and part of the project managed remotely.
- The finishes have been meticulously crafted, using top-of-the-range materials that respect the aesthetics of the premises.
Particular care was taken in the choice of materials, in keeping with the Haussmannian spirit of the apartment: herringbone parquet flooring, restored moldings, built-in faucets, zelliges in the credenza, custom-painted woodwork. Every detail has been designed to combine contemporary comfort with classic elegance, without compromising on quality of execution. The result is a coherent, warm atmosphere that’s ideal for everyday use, while enhancing the character of the space.

Work completed on schedule, in 4 months, in accordance with the schedule drawn up in advance. The renovated property saw its estimated value increase by around 15%, while fully meeting the expectations of its owners. The new living environment, both functional and refined, significantly improves day-to-day comfort and enhances the property’s long-term appeal.
Project 3 – Supervision of a property in the owner’s absence (Paris 6e)
A young investor living in Singapore wanted to be able to rely on a local contact to look after his Paris studio, maintaining it regularly while retaining the freedom to use it as he wished.
We set up a personalized support service, including the following missions:
